David Schwartz is CEO, Chairman and Co-Founder of Waterton. He brings over 35 years of multifamily experience to his position.

Schwartz oversees the strategic decisions and leadership of Waterton’s business activities and operations and participates in the firm’s Leadership and Investment committees. As of March 31, 2025, the firm’s portfolio included $9.6 billion in real estate assets.

Notable highlights throughout the company’s history include the acquisition of the 2,347-unit Presidential Towers in Chicago (at the time, the largest buy in the Windy City) and the 410-unit L Seven apartment complex in San Francisco, which represented the first single-family multifamily deal in the city to exceed $100 million since 2019.

Schwartz is a former Chair of the National Multifamily Housing Council, during which time he testified before the House Committee on Financial Services on behalf of the NMHC, the National Apartment Association and renters. He serves on the Global Board of Directors and is a Global Governing Trustee of the Urban Land Institute. He is also a former Chair of the ULI Multifamily Blue Council and a member of the Pension Real Estate Association.

Schwartz is a board member of the Columbia Business School Real Estate Forum, the Merrillville Metals Recycling Board, and the Jewish Federation of Chicago Board, where he is the 2025–2026 Annual Campaign Co-chair. Additionally, he serves on the Advisory Council for the Pritzker School of Medicine and the Department of Biological Sciences at the University of Chicago. He is a member of the Strategic Advancement Committee for the U.S. Holocaust Memorial Museum.

He received his bachelor’s degree in economics from the University of Illinois at Urbana-Champaign and an MBA from the University of Chicago Booth School of Business.

These are some of the reasons why David Schwartz was selected to receive ApartmentBuildings.com’s first annual AB 100 Owner/Investor of the Year Award, which recognizes those who demonstrate creativity, skill and success in the multifamily industry.
