Primary transaction was the $559-million sale of 443 acres in the Inland Empire
Deal was the highest-priced industrial land transaction completed in the U.S.
Corion Properties’ primary transaction was representation of NASCAR in its 433-acre, $559-million first phase to Dallas-based Hillwood Investment Properties and CBRE Investment Management. Total consideration included buyer obligations for future development, maintenance and use of the parking area for a proposed new short track, which exceeded $800 million. The property is at Interstates 15 and 10 in Fontana, CA.
The second phase of 69 acres is scheduled to close in late 2026.
Part of the land is being set aside for the development of the ACS Logistics Center, which is entitled to up to 6.6 million square feet of logistics facilities.
The deal was reportedly the most significant, highest-price industrial land transaction in the United States. The transaction took close to three years to complete.
