Paul Romanowski Brings D.R. Horton’s Homebuilding Expertise to the Rental Sector

D.R. Horton’s President and CEO, Paul Romanowski, is bringing the homebuilder’s platform to the rental sector, overseeing $3.1 billion in rental-property inventory as of June, 2026. During the preceding 12 months, the company closed 3,129 single-family rental homes and 2,370 multifamily rental units.

The company develops both build-to-rent communities and multifamily properties, typically constructing purpose-built rental communities and selling them to investors.

Romanowski took the leadership reins in October 2023, after serving as executive vice president and co-chief operating officer. He joined the company in 1999, spending nearly two decades running its South Florida division before becoming a regional president overseeing operations in Florida and the Mid-Atlantic.

In the second quarter of fiscal 2026, rental operations generated $212 million in revenue and $12 million in pretax income from the sale of 566 single-family rental homes and 216 multifamily units. Romanowski told investors the company remained focused on improving the segment’s capital efficiency and returns while maintaining rental inventory of around $3 billion.

These are some of the reasons why Paul Romanowski was selected to receive ApartmentBuildings.com’s AB 100 Developer of the Year Award, which recognizes those who demonstrate creativity, skill and success in the multifamily industry.
