Kennedy Wilson Acquires Toll Brothers’ Apartment Platform for $347M
Kennedy Wilson bought Toll Brothers’ Apartment Living platform for $347 million. The transaction allowed the buyer to expand its investment management platform and rental housing capabilities while providing Toll Brothers with an exit from the apartment development business.
The transaction includes Toll Brothers’ general partner interests in 18 apartment and student housing properties, which totaled approximately $2.2 billion in assets under management. Kennedy Wilson also came away with a pipeline of 29 development sites in various stages.
Kennedy Wilson also assumed management of 20 apartment and student housing properties that will remain owned by Toll Brothers following the transaction. Those properties represent another $3 billion in AUM. Toll Brothers plans to dispose of the remaining assets over time as it exits the multifamily development business.
The Toll Brothers Apartment Living executive team joined Kennedy Wilson as part of the transaction.
These are some of the reasons why the Kennedy Wilson-Toll Brothers deal was selected to receive ApartmentBuildings.com’s AB 100 Transaction of the Year Award, which recognizes those who demonstrate creativity, skill and success in the multifamily industry.
