GO Residential-Led Consortium to Acquire H&R in $6.7 Billion Deal

GO Residential REIT and a consortium including Blackstone, Crestpoint Real Estate Investments, PSP Investments, and a company controlled by the family of H&R CEO Tom Hofstedter agreed to acquire H&R Real Estate Investment Trust in a transaction valued at approximately $6.7 billion, including assumed debt.

The transaction carried an equity value of approximately $3.4 billion and will divide H&R’s portfolio among the participating buyers. The deal is scheduled to close in Q4 2026.

GO Residential will acquire most of H&R’s U.S. apartment portfolio, including 23 Sunbelt properties totaling approximately 10,294 units, along with interests in residential and commercial properties in Miami, New York and Dallas.

Following the close, GO Residential will own approximately 13,300 units across 35 residential properties in eight U.S. markets, nearly quadrupling its property count and making it Canada’s second-largest publicly traded residential REIT by enterprise value. GO also expects the deal to reduce pro forma debt-to-EBITDA by more than two times and strengthen its balance sheet.
