Ethos Affiliate Acquires San Jose’s Ascent for $323 Million

An affiliate of Ethos Real Estate acquired Ascent, a 650-unit luxury apartment complex in San Jose, for approximately $322.75 million. The deal was one of the city’s largest multifamily transactions of the year.

Shea Properties was the seller.

The acquisition equates to approximately $496,500 per unit, above the $457,977 average price per unit for San Jose apartment properties with more than 100 units over the previous five years, according to CBRE analysis of MSCI Real Capital Analytics data.

Located at 5805 Charlotte Dr., the Ascent was built in 2016 and offers amenities including a fitness center, swimming pool, park, game room and lounge.

These are some of the reasons why the Ascent transaction was selected to receive ApartmentBuildings.com’s AB 100 Transaction of the Year Award, which recognizes those who demonstrate creativity, skill and success in the multifamily industry.
