Blackstone, La Caisse Secure $3.15-Billion StuyTown Refinancing

Blackstone and Canadian pension fund La Caisse secured a $3.15-billion refinancing for the 11,241-unit Stuyvesant Town/Peter Cooper Village on Manhattan’s Lower East Side. Wells Fargo originated the new mortgage to replace a maturing loan.

The new financing allowed Blackstone and La Caisse to refinance the property while maintaining ownership of a large-scale multifamily asset that has undergone significant capital investment since the 2015 acquisition.

Blackstone and La Caisse acquired the property from CWCapital in 2015 for approximately $5.4 billion after previous owners Tishman Speyer and BlackRock defaulted on the property’s debt.

Since the acquisition, Blackstone has invested more than $425 million in StuyTown/Peter Cooper Village, including apartment renovations, building improvements, expanded retail offerings and the installation of more than 9,600 solar panels.

Developed by MetLife in the 1940s as workforce housing for returning World War II veterans, StuyTown/Peter Cooper Village is one of the largest residential developments in Manhattan.
