Equity Residential, AvalonBay Merge in $52 Billion Apartment REIT Deal

Equity Residential and AvalonBay Communities agreed to combine in an all-stock merger of equals that created a $52 billion apartment REIT based on equity market capitalization. The new entity, Vivmark Residential, began trading on the New York Stock Exchange on August 18, 2026.

The combined company has an enterprise value of approximately $69 billion and owns more than 180,000 rental apartments, with nearly 11,000 additional units in its construction pipeline. The transaction creates one of the largest U.S. apartment owners and operators.

AvalonBay President and CEO Benjamin Schall leads the combined company, which has dual headquarters in Chicago and Arlington, VA. In announcing the merger, the companies said the combination would create a stronger platform for apartment development and operations, including market-rate and affordable housing.
