Morguard Partners with CENGN, Nokia to Create Smart-Building Living Labs
Morguard Corporation, the Centre for Excellence in Next Generation Networks (CENGN) and Nokia launched three smart-building living labs in late 2025. The goal of the $6.5-million project was to help startups and scaleups advance technologies that improve building safety, efficiency and connectivity.
The labs cover the office, multifamily and retail sectors. They are located at Morguard’s Place Innovation office property in Montreal, the Bay Club multi-suite residential site in Toronto and St. Laurent Shopping Centre in Ottawa.
All three properties have Nokia’s 5G and advanced connectivity at the core, allowing innovators to validate solutions such as AI systems, robotics, and real-time sensors that monitor energy use, Morguard said when the initiative was launched. The three labs are designed to integrate seamlessly into daily operations.
“These labs reflect our commitment to advancing smart, sustainable properties while accelerating technologies that improve the everyday lives of the people who live, work and shop in our communities,” said Angela Sahi, president and CEO of Morguard. “At the same time, they highlight our dedication to creating long-term value for our stakeholders by building resilience, driving sustainability, and leading change in the real estate industry.”
These are some of the reasons why the Morguard/CENGN/Nikia partnership was selected to receive ApartmentBuildings.com’s AB 100 Innovators of the Year Award, which recognizes those who demonstrate creativity, skill and success in the multifamily industry.
