Executed ground lease with the MTA and assisted with the 200 Fifth Avenue & 360 Park Avenue transactions
As BXP’s Senior Vice President and Regional General Counsel, Karen Holdridge manages all legal and compliance matters across the company’s holdings in New York and Princeton, NJ. The portfolio comprises over 12.6 million square feet of office and retail space. She oversees a seven-person legal squad that handles the legal side of acquisitions, leasing, joint ventures and financings, primarily in New York City.
Holdridge has been essential in the expansion of BXP’s New York portfolio. Noteworthy deals include the execution of a ground lease with the MTA for the former headquarters site with the associated joint venture with an institutional investor. She also assisted with acquiring 200 Fifth Avenue, 360 Park Avenue South and a joint venture for the development site at 3 Hudson Boulevard.
Her contributions extend to negotiating and documenting substantial, complicated leasing transactions, including the impressive 200,000-square-foot lease for a New York University healthcare facility and the ground lease agreement with the MTA for the 343 Madison development.
Holdridge is an active participant in nurturing and growing her team’s careers. Her attention to detail, creative deal structuring, and experience with complicated joint venture deals make her a BXP expert and a resource for other regional teams as they contemplate deal structures, management agreements, and documentation outside traditional lease agreements.
These are a few reasons we chose Karen Holdridge as one of the New York & Tri-State Connect CRE’s 2023 Women in Real Estate Award winners. Connect CRE’s Women in Real Estate Awards honor the achievements and inspirational stories of women who have reached respected leadership positions and play key mentorship roles for others.
