Serves as mentor to Boston-area college students

Throughout his nearly eight years in commercial real estate, Luke Edson has facilitated information sharing and driven process efficiencies by leveraging his data analysis and machine learning skills. In his role as Director, Underwriting for Tremont Realty Capital, Edson contributed to the review of $4.5 billion worth of potential loan investments and the closing of 10 investments totaling nearly $230 million over the past two years.

Previously a member of The RMR Group Analyst team, Edson contributed to the underwriting process behind the $4.0-billion acquisition of Monmouth Real Estate Investment Corporation by RMR client Industrial Logistics Property Trust. The acquisition added 120 new Class A, single-tenant, net leased, e-commerce focused industrial properties to the REIT’s portfolio.

Edson is passionate about the development of the next generation of CRE talent. In 2022, he served as a mentor to Boston-area college students as part of the Project Destined program, which aims to transform minority youth into owners and stakeholders in the communities where they live, work and play. Additionally, he served as a mentor on a semester-long research project for a graduate-level Alternative Investments class at the University of Massachusetts Amherst.

Edson continues identifying opportunities to improve Tremont’s financial models. For example, Edson recently helped develop a model to quantify the combined impact of increased inflation, future projected rental growth and increased interest rates on the performance of commercial real estate loans. This tool helps Tremont monitor its current loan portfolio and identify potential loan investment opportunities.
