Heather Olson joined Berkadia in February 2021 and has made a positive and lasting impact on the affordable platform in the short year she has been here. As managing director, she specializes in affordable debt originations, with a focus on developments that utilize low-income housing tax credits and tax-exempt bonds. She closed $82 million in affordable debt transactions during In 2021 and was an integral part of Berkadia’s record-breaking Affordable year.

Prior to joining Berkadia, Olson served as Senior Director at Walker & Dunlop (through the 2012 acquisition of CWCapital). While at W&D, Olson assisted in originating Freddie Mac’s first ever Tax-Exempt Loan (TEL), a debt structure that leads the industry in 4% LIHTC debt financing.  For more than a decade, Olson has been directly involved in over $1 billion of loan financings from various capital sources, including Freddie Mac, Fannie Mae, life companies and HUD. 

She began her affordable housing career because of her belief that there are two human rights that are essential for children to have a fighting chance in this world: a safe home and a sound education. She also understands that one of the challenges in building more affordable housing is misinformed society’s attitudes.  She’s made it her life’s work, both at Berkadia and in her community, to help shift these attitudes.

Designated a CCIM, Olson has been honored with ULI Atlanta’s Emerging Leader Award.
