West Shore Closes $600 Million in Multifamily Financing and Acquisition Activities

Newmark arranged a $600-million loan package for West Shore to support the refinancing of more than $250 million in existing debt across five stabilized multifamily properties and the acquisition of three additional assets totaling 1,496 units.

The transaction spans eight properties and 3,241 units across Florida, Virginia, North Carolina, Kentucky, South Carolina and Ohio. The portfolio’s occupancy rate was 93.4% at closing.

The transaction closed within 60 days and ranked as the third-largest U.S. multifamily transaction of 2025, according to Newmark.

The five refinanced properties are located in Richmond, VA; Clearwater, FL; Waxhaw, NC; and Lexington, KY. The three newly acquired communities are in Columbus, OH; North Augusta, SC; and Palm Beach Gardens, FL.

The transaction represents West Shore’s second single-asset single-borrower (SASB) transaction in 12 months. The Boston-based firm has grown its portfolio to more than 18,500 units across nine states under President Lee Rosenthal.

Newmark Executive Vice Chairman Purvesh Gosalia and Transaction Manager Hayden Hedrick represented West Shore. Citi’s financing team priced the transaction at the tightest levels achieved for a multifamily SASB transaction during 2025, according to Newmark.
