MG Properties Acquires Park 12 for $309 Million in San Diego

MG Properties acquired Park 12 Apartments, a 35-story high-rise in downtown San Diego, for $309 million. The apartment buy represented the city’s largest acquisition since 2020 and the third-largest apartment transaction locally on record, according to MG Properties.

Built in 2018, Park 12 is located within the Ballpark Village master plan adjacent to Petco Park, home of the San Diego Padres. The property includes a multifamily component along with 43,000 square feet of retail space.

The acquisition expanded MG Properties’ presence in its home market and aligns with the company’s strategy of making long-term investments in high-quality multifamily properties. The San Diego-based firm cited the property’s location and its outlook for the city as factors in the acquisition.

Greystar was the seller in the transaction. Eastdil Secured represented Greystar, with Joseph Smolen and Geoff Boler handling the sale.

Acquisition financing was provided by Fannie Mae and arranged by Eastdil Secured’s Greg Stampley and Lee Redmond.

These are some of the reasons why the MG Properties transaction was selected to receive ApartmentBuildings.com’s AB 100 Transaction of the Year Award, which recognizes those who demonstrate creativity, skill and success in the multifamily industry.
