Cap Pointe Advisors and Greystone Break New Ground in Section 8 Financing

Greystone Capital Advisors LLC and Greystone Care Broker Inc. worked with the SoLa Impact Opportunity Zone Fund LP to close $104.5 million in municipal bond financing. The loan was secured by 14 affordable multifamily properties in Los Angeles County and includes new and renovated properties completed between 2022 and 2025.

According to Cap Pointe and Greystone, this represents the first publicly rated, federally taxable and state tax-exempt municipal bond financing that is secured by Section 8 affordable housing assets.

Spearheaded by Cap Pointe Advisors founder and managing principal Eliav Dan, the innovative financing structure used the municipal bond market to provide liquidity for the Section 8 properties, rather than relying on conventional affordable housing debt.

Cap Pointe Advisors and Greystone Capital Advisors served as exclusive co-advisors, with Wells Fargo Securities as bond underwriter and the California Municipal Finance Authority as issuer.

These are some of the reasons why Greystone and Cap Pointe were selected to receive ApartmentBuildings.com’s AB 100 Innovators of the Year Award, which recognizes those who demonstrate creativity, skill and success in the multifamily industry.
