Ariel Affordable Housing Team Closes $3.65 Billion in NYC Deals

Since co-founding Ariel Property Advisors in 2011, Shimon Shkury and Victor Sozio have built the firm’s Affordable Housing Team into a powerhouse in New York City multifamily investment sales. The team has brokered or placed under contract more than 375 affordable housing buildings totaling 20,000 units and 20 million square feet, closing over $3.65 billion in transaction volume.

Recent deals include the $45-million sale of Hudson View II & III and the $75-million sale of Manhattan Valley Apartments, which comprises 126 Project-Based Section 8 units. The team also arranged the $79.85-million sale of an eight-building, 387-unit Brooklyn portfolio. The company also brokered Tredway’s $88-million acquisition of the 602-unit Ocean Park Apartments in Queens, preserving affordability for 423 units at 60% AMI and 179 units at 80% AMI.

Shkury and Sozio also contribute to industry education and thought leadership, with Sozio serving on the NYSAFAH board. Ariel has been recognized by Real Estate Alert, CoStar, GlobeSt.com, Commercial Property Executive, Connect CRE, Commercial Observer and Crain’s New York, among others.

These are some of the reasons why the Ariel Affordable Housing team was selected to receive ApartmentBuildings.com’s AB 100 Dealmaker of the Year Award, which recognizes those who demonstrate creativity, skill and success in the multifamily industry.
