Subtext’s Brandt Stiles and Tim VanMatre Oversee Growing Multifamily Pipeline
Brandt Stiles and Tim VanMatre launched Subtext in 2013. Since then, the company has become a vertically integrated development and investment platform specializing in student housing and multifamily, delivering more than 19,500 beds nationwide.
Stiles, whose background includes accounting and finance at PwC, leads corporate strategy, growth and platform development. VanMatre, who began his career in historic redevelopment and construction, oversees design, development and execution.
Recent activity includes the delivery of the 741-bed VERVE Ann Arbor, which was the first all-electric residential development in the Michigan university city. Subtext is also active in College Station, TX, through its EVER and VERVE brands in a two-phase, 1,738-bed development near Texas A&M.
Meanwhile, the under-construction, 1,332-bed VERVE Charlottesville serves the University of Virginia within a 729,000-square-foot development and includes a $6.8 million contribution to the Charlottesville Affordable Housing Fund. VERVE Miami, scheduled for 2028, will add another 761 beds for students attending the University of Miami.
