James Carpenter, Vice Chair in Cushman & Wakefield’s Industrial Advisory Group, is one of the leading industrial investment sales brokers in the U.S. In 2025, Carpenter and his teammates in the Midwest and Texas closed 52 transactions valued at nearly $3.7 billion.
He led efforts on a $270-million investment sale of a suburban Chicago industrial portfolio, the largest Chicago-only Class-A portfolio transaction since 2019. In the Dallas-Fort Worth market, Carpenter and his team handled a $116.5-million Class B portfolio sale, setting new pricing records. Cushman & Wakefield also secured exceptionally attractive life company financing for the buyer.
