Matthew Davis is a Senior Director of Land Brokerage for the Houston Market and sits on the Executive Committee for the National Land Advisory Group at Cushman & Wakefield where he Co-Chairs the Urban/Infill Redevelopment committee. He has 84 sale transactions totaling $426.5 million to his credit. As Senior Director, he is integral in all aspects of the brokerage process, from site research and market knowledge to listing and marketing properties, prospecting as well as site acquisition for buyers. He also takes pride in mentoring junior brokers with his team and in the office and collaborating alongside his team members.
Davis and his brokerage partner, Kristen McDade, joined Cushman & Wakefield in February of 2021, bringing with them extensive background knowledge of the Houston market, a straightforward approach to completing transactions and the reputation of providing clients with best-in-class brokerage services. He has been around real estate most of his life and thoroughly enjoys working in the industry. Davis has been recognized by the Houston Business Journal as a Land “Heavy Hitter” in 2023, 2024, and 2025.
One complex transaction exemplifies Davis’s problem-solving ability in getting the client to a successful outcome. Davis’s team represented a multifamily developer interested in acquiring more than 20 acres of surplus land at a Houston-area headquarters campus. Before new multifamily could be developed, the site needed to be annexed into the local Municipal Utility District (MUD), requiring approval from the Texas Commission on Environmental Quality (TCEQ), a six- to nine-month process. The seller didn’t want to wait, and the deal fell through. Nearly a year later, the site remained on the market. The multifamily developer was still interested, but the MUD annexation still needed to occur. Davis’s team worked the MUD and TCEQ to guarantee annexation before earnest money could go hard with the seller, which brought the transaction closer to fruition. Two years after initially approaching the seller, the deal closed, resulting in new multifamily development in suburban Houston.
