She also represents landlords and tenants of commercial and industrial space. She has extensive experience representing e-commerce companies in industrial leasing. She has negotiated more than 229 million square feet of leases for fulfillment, distribution, data center, last mile, and other industrial uses.

Notable assignments included representing United Legwear & Apparel Co. in an 85-acre, 1.8-million-square-foot build-to-suit development in Beaumont, CA, which will help United Legwear consolidate its West Coast logistical hub and distribution point. She also led a team representing a multinational technology company in closing on a new 2.25-million-square-foot build-to-suit robotics facility in Melbourne, Australia, the largest warehouse in the Southern Hemisphere.

In addition to her pro bono activities, Tokunaga participates in wills/estate planning clinics hosted by the Eastside Legal Assistance Program (ELAP), which helps provide wills, advance directives and powers of attorney for individuals who would otherwise not have access to a lawyer.

She received her J.D. from the University of Texas.

These are some of the reasons why we are honoring Denice Tokunaga with Connect CRE’s 2023 Seattle & Northwest Lawyers in Real Estate Award. The award celebrates real estate attorneys who have distinguished themselves in their practice and the larger community.
