Received Lument’s deal of the year award for $115-million Fannie Mae transaction

Nicholas Diamond is an associate director at Lument, where he is responsible for structuring and originating the firm’s platform of mortgage banking products throughout the U.S. During his career, he’s worked on CMBS issuance transactions totaling more than $25 billion. 

In 2021, he closed six Freddie Mac transactions totaling $42.5 million and eight Fannie Mae transactions totaling $168.3 million. Deals were in Arkansas, California, New York, Pennsylvania, Texas and Washington, DC.  

One notable deal involved a $115-million Fannie Mae conventional multifamily loan to refinance a cooperative multifamily housing community in New York City. Originally constructed in the 1950s, the property consists of several residential buildings, 40 commercial units and a parking garage.  

The Fannie Mae loan featured a low, fixed interest rate, 10-year term, and 30-year amortization schedule. In addition to refinancing existing debt, the closing provided substantial cash-out proceeds to fund extensive capital improvements to the property—totaling over $60 million. 

Diamond and his team received Lument’s deal of the year recognition for this transaction.
