Founded in 2013, iBorrow is a direct lender that provides short-term bridge financing to commercial property owners at highly competitive interest rates on a non-recourse basis. In just nine years, iBorrow completed more than $1.1 billion in private commercial real estate loans. the company lends on virtually all commercial real estate property types nationwide—office, hospitality, mixed-use, industrial, multifamily, and more. This includes unconventional situations, with fast response times and flexible structures to suit the requirements of virtually any borrower within the CRE space.

iBorrow targets value-add and opportunistic acquisitions, recapitalizations and portfolios ranging in loan size from $3 million to $100+ million, demonstrating that no loan is too big or too small for the company to handle expertly. The company works with borrower who can’t or choose not to obtain traditional bank loans.

Highlights in 2021 include a $52 million loan to re-finance The Edge Student Village, a 798-bed, 12-story student housing facility in Philadelphia. The firm is on a rapid and strategic growth trajectory, having doubled its team in the past two years, and is on track to double its origination volume in 2022 over 2021.
