In 2009, Kimberly Boland joined Morgan Properties, now the country’s largest private owner of multifamily properties, as social media & digital marketing strategist. In this role, she was given the opportunity to establish and elevate the real estate company’s online presence through various content, social, and digital marketing campaigns. Boland played a key role in growing the Morgan Properties brand digitally by not only auditing and redeveloping the company’s websites, but also spearheading the creation of multiple social media accounts for the company, when most real estate companies did not have a social presence.
Now, years later as director of digital marketing at King of Prussia, PA-based Morgan Properties, Boland is responsible for seeking and implementing cutting-edge and innovative communications, content marketing, and advertising outlets for Morgan Properties’ entire digital presence. In this role, she works closely with the director of property marketing to develop promotional materials that are published on the company’s website and social media accounts. Boland continues to play an instrumental role in implementing new marketing tools, helping develop the company’s mobile application, “More with Morgan,” which provides residents with gamification tools where they can earn points towards gift cards to various stores, restaurants, etc.
She manages and creates all content for the application and is also responsible for implementing chatbots on Morgan Properties’ website and internal systems, making the company one of the first real estate firms to successfully utilize chatbots. She works closely with BetterBot to make the bots more user-friendly and eliminate multiple steps for website visitors, tailoring their needs to the appropriate contact at Morgan Properties.

Paul Bubny serves as Senior Content Director for Connect Commercial Real Estate, a role to which he brings 13-plus years’ experience covering the commercial real estate industry and 30-plus years in business-to-business journalism. In this capacity, he oversees daily operations while also reporting on both local/regional markets and national trends, covering individual transactions across all property types, as well as delving into broader subject matter. He produces 15-20 daily news stories per day and works with the Connect team and clients to develop longer-form content, ranging from Q&As to thought-leadership pieces.
Prior to joining Connect, Paul was Managing Editor for both Real Estate Forum and GlobeSt.com at American Lawyer Media, where he oversaw operations at both publications while also producing daily news and feature-length articles. His tenure in B2B publishing stretches back into the print era, and he has served as Editor in Chief on four national trade publications.
Since 1999, Paul has volunteered as the newsletter editor of passenger rail advocacy groups (one national, one local).
