Led by Rachel Parsons and Derrek Ostrzyzek, CBRE’s Southern California Institutional Multifamily Capital Markets Team specializes in the sale of institutional apartment communities and multifamily development and equity opportunities across Southern California. In 2025, the team, including Mike Murphy and Kenji Thomas, closed nine deals totaling $915 million.
Notable highlights included representation of the Holland Partner Group in its off-market sale of the 342-unit Folia in San Diego’s Carmel Valley submarket. The team also brokered the sale of the 400-unit Teresina Apartments in the Otay Ranch area of Chula Vista.
These and additional transactions helped reestablish pricing benchmarks and transactional momentum amid market uncertainty. The deals completed by Parsons, Ostrzyzek and their team in 2025 reflect special insight, negotiating skill and innovation, reinforcing investor confidence and supporting long‑term stability across Southern California’s multifamily markets.
