Cox Castle’s Alvarado Skillfully Navigates Transition into Transactional Real Estate

Emma Alvarado is a leading transactional attorney specializing in commercial real estate at both local and national levels. Her practice includes representing investors, developers, landlords, tenants, and property owners across various property types, including both commercial and residential real estate. At Cox, Castle & Nicholson, she handles a wide range of real estate matters, such as acquisitions, dispositions, real estate-secured financing, and development with an emphasis on commercial leasing,

Some of Alvardo’s representative matters include the following:

  • Represented developer/borrower in a $525-million single-asset, single-borrower CMBS refinancing of a Washington office tower leased to an international e-commerce company. This deal was the highest LTV office CMBS SASB transaction closed since 2006, according to Green Street News and Commercial Mortgage Alert.
  • Represented lead, anchor investor in the initial close of a new fund.
  • Represented national and regional office and industrial landlords in drafting and negotiating hundreds of leases, amendments, and ancillary lease documentation.
  • Represented a national institutional landlord for the lease of 125,000 square feet of headquarters office space in Sunnyvale, CA.

When she joined Cox Castle in 2025, Alvarado transitioned her practice from corporate, healthcare-focused transactional work into a transactional real estate practice area. This required quickly developing fluency in a new set of deal structures, industry considerations, and technical documents while continuing to operate in a fast-paced law firm environment. She met that challenge by proactively seeking opportunities to expand her real estate experience, learning from senior practitioners, and dedicating significant time outside of work to studying and developing both substantive knowledge and a commercial understanding of the industry. Successfully navigating this transition strengthened her adaptability, initiative, and ability to quickly add value in unfamiliar contexts.
