As a broker with The Providence Group, Ivan Karaivanov specializes in tenant representation for national retailers across the Carolinas. He identifies potential sites, conducts trade-area and demographic analyses, builds market tour packages, and manages deal flow from initial site review through execution.

Karaivanov played an integral role in multi-market expansion efforts for prominent national retailers, including Aldi, TJX Companies, Skechers, Dash In and Advance Auto Parts. Specifically, he supported Dash In’s entry into the Carolinas by identifying and underwriting a pipeline of new-to-industry sites consistent with the chain’s announced growth plans in the market.

Beyond his transactional responsibilities, Karaivanov makes meaningful contributions to the firm’s internal operations and team culture. He has developed and refined standardized templates for site packages, market tour books, and demographic summaries, improving team-wide consistency and speed.

He stays actively connected to the local business and real estate community through industry events and professional networking, and he participates in firm-supported initiatives with genuine enthusiasm, including annual volunteer efforts with Operation Christmas Child.
