Sheri Bonstelle Wins Approval for 814-Unit, $200M Riverwalk Project

Company:

Greenberg Glusker

As partner and chair of the Land Use and Development Group at Greenberg Glusker, Sheri Bonstelle helps developers navigate complex entitlements, environmental review and litigation involving major Southern California projects.

In June 2026, Bonstelle obtained Los Angeles Planning Commission approval for Riverwalk at Studio City, an 814-unit, $200-million mixed-use development with 76,000 square feet of commercial space. The project was among the first to use AB 130, a statutory CEQA exemption for qualifying infill housing, and received approval in less than nine months. The project goes before the Los Angeles City Council in October.

Additional notable highlights include a 50-unit mixed-use housing project in Boyle Heights, where she defeated a historic-designation claim and CEQA challenges and prevailed in subsequent Housing Accountability Act litigation.

At Greenberg Glusker, she leads a four-part associate training program covering land use, CEQA, housing and litigation, and teaches planning law at Cal State University, Northridge. She is pro bono counsel and an advisory member for Westside Family Health Center and an emeritus board member of Lambda Legal.

These are just a few reasons Sheri Bonstelle is among the California Connect CRE 2026 Women in Real Estate Award winners. The award honors the achievements and inspirational stories of women who have reached respected leadership positions and taken on mentorship roles.
