For more than three decades, Jim Koury of Institutional Property Advisors, a division of Marcus & Millichap, has focused on the sale of shopping centers and net-leased retail properties throughout New England. In 2025, he closed 11 transactions totaling approximately $94.6 million, representing private and institutional investors across grocery-anchored centers and credit-backed retail assets.

A 2025 highlight was the $15.4-million sale of Derby Shopping Center in Derby, Connecticut, a 170,683-square-foot property anchored by Lowe’s Home Improvement on a long-term absolute net lease. Lowe’s comprises roughly 90% of the center’s square footage, underscoring the asset’s reliance on national credit and long-term lease security.

Koury’s 2025 activities also included portfolio dispositions and sale-leaseback transactions, advising investors navigating 1031 exchange timelines and credit-sensitive pricing decisions across New England.
