Berkadia’s Nick Nicholson is an FHA/HUD financing specialist with an expertise in financing hospitals with FHA. Nicholson has been originating FHA/HUD insured financing for properties across the country since 2005.
In 2020, Nick closed a number of transactions spread across the country. Nick sticks to no one specialty and has closed loans for properties ranging from market rate apartments in Utah, to skilled nursing facilities and high end assisted living properties north of New York City.
The most significant transaction for Nick in 2020 was a $190 million FHA/HUD loan for the largest hospital system in Puerto Rico, Metro Pavia Hospital System. Nicholson was tasked with convincing the Federal Housing Agency that the economy and the healthcare market in Puerto Rico was stable, in spite of substantial natural disasters, economic challenges and political upheaval. Nick was successful in convincing FHA that the island has a resilient economy, and that the Metro Pavia hospital was, and is, a critical element of Puerto Rico’s infrastructure.
