Briana Pinheiro Advises on 225-Unit Providence Mixed-Use Development
Briana Pinheiro, partner and senior vice president at Ionic Development Company, oversees client projects while helping to shape the woman-owned firm’s development strategy, acquisitions, operations and growth. Her efforts span projects from early-stage strategy through implementation and execution.
Pinheiro is advising on capitalization, tax-credit strategies, entitlements and financing for the Providence Art & Design Center at Parcel 5, a 1.5-acre site in Providence’s I-195 Redevelopment District. The planned mixed-use project includes 150 apartments, 25 condominiums and approximately 50,000 square feet of art and design space.
She has also led development strategy and project management engagements for institutional owners, including an S&P 500-listed REIT and a major life science real estate platform.
Pinheiro was previously a mechanical design engineer at WSP and a building construction projects account manager at Johnson Controls, where her projects included Partners HealthCare’s 850,000-square-foot headquarters at 888 Boylston St. and GE Healthcare’s Marlborough campus.
She chairs the Walpole Economic Development Board and serves on CREW’s Housing and Development Committee, where she developed an educational program focused on real estate development finance.
Pinheiro has been recognized by the New England Real Estate Journal as a Rising Star in Commercial Real Estate.
These are just a few reasons Briana Pinheiro is among the Boston & New England Connect CRE 2026 Women in Real Estate Award winners. The award honors the achievements and inspirational stories of women who have reached respected leadership positions and taken on mentorship roles.
