Led by Victor Nolletti, the Institutional Property Advisors (a division of Marcus & Millichap) team specializes in apartment investment sales across Connecticut and the greater New England region, representing institutional investors, private equity groups and long-term private owners throughout the Northeast market.
In 2025, the team closed 16 transactions totaling $447 million. One standout transaction was the $121-million sale of the Central & Southeast Connecticut Portfolio, a four-property, 693-unit, 100% market-rate suburban portfolio spanning New Haven, Hartford and New London counties.
The sale delivered immediate scale in a segment of Connecticut’s suburban apartment market where Class B and B+ assets continue to show stable occupancy and rent growth, reinforcing strong institutional demand for scaled suburban product.
