Gregory MacDonald is reshaping how multifamily real estate is owned and operated—not through flash, but through discipline, systems, and a clear-eyed commitment to operational intelligence. As Co-Founder and CEO of Ballast, MacDonald has led the firm’s evolution into one of the most forward-thinking residential operators in the country, with a platform that manages more than 7,700 units across 400 properties.
At a time when “AI in real estate” is often little more than marketing copy, MacDonald and his team have built something different. In partnership with Palantir Technologies, Ballast developed a custom control system, known internally as Asset360, that links every operational function in real time, from leasing and maintenance to vendor oversight and capital planning. That system is already active across the portfolio, shaping decisions, improving performance, and helping teams on the ground focus on outcomes instead of coordination.
The results are visible. Collections now regularly exceed 94% within seven days. Maintenance costs have dropped by more than half. Compliance workflows are tracked automatically. And in one of Ballast’s largest assignments to date—a 2,100-unit, 75-building portfolio operated on behalf of Brookfield—the company completed over 1,000 unit turns and stabilized collections within a single quarter. That performance helped Ballast win the contract to manage Parkmerced, one of the most complex multifamily communities in the Western United States.
