In 2023, Cushman & Wakefield’s New York Equity, Debt & Structured Finance team demonstrated remarkable expertise and innovation amidst an exceptionally challenging capital market environment. Specializing in both loan advisory and origination, one of their most notable transactions was the refinancing of 2505 Bruckner Blvd. in the Bronx. Despite high interest rates and financial constraints, the team successfully restructured the existing construction loan and refinanced the mezzanine loan for this premier multi-story industrial building.

This success was attributed to the collaboration between Empire Capital Holdings, Namdar Realty Group and Deutsche Bank Wealth Management. By tailoring a solution that met the needs of all parties involved, the team underscored their commitment and ability to navigate complex financial landscapes. 

Another significant achievement was securing $77.4 million in acquisition financing for non-controlling condominium interest of Mercedes House, a 162-unit multifamily community located at 540 54th St. in Manhattan.  

Throughout 2023, as interest rates reached unprecedented levels, the team exhibited exceptional negotiating skills and innovative thinking. They continuously devised creative solutions, such as extending loans with current lenders and structuring mezzanine or preferred equity tranches behind existing senior debt. Their perseverance and ingenuity in overcoming challenges reinforced their dedication to delivering outstanding results for their clients.
