Ariel Property Advisors’ Capital Services Brokerage Team consists of Paul McCormick, Matthew Dzbanek, Matt Swerdlow, Eli Weisblum and Matt Davis, who serve clients in the New York City metro and nationwide.

Notable transactions included a $46-million loan for a portfolio of properties comprising six mixed-use and one multifamily building in Manhattan’s Chelsea, Soho, Greenwich Village neighborhoods. The team tapped into the portfolio’s equity, identifying a lender willing to offer an interest-only refinance loan to stabilize the portfolio and capitalize interest, taxes and insurance until the rental market returned to normal. 

The team also arranged a $21.7-million acquisition loan for five vacant freestanding emergency room properties totaling 35,000 square feet in the Houston, TX area. The terms included a 4.5% five-year interest rate (with a five-year extension) on a 25-year amortization and 75% LTV. The identified lender provided acquisition financing based on the future value of the properties, with the understanding that it would take at least six months for the facilities to become operational.
