B6 Real Estate Advisors is an investment sales, capital advisory and special situations firm focused on the middle market. The firm has operations in New York City and Northern New Jersey. B6 employs a distinct territory network model that ensures sub-market expertise for its agents, along with an owner-aligned philosophy and a technology-forward platform. Investment sales brokers are partnered with capital advisory brokers to offer clients the widest breadth of market knowledge for property sales and debt & equity financing in the market aided by a proprietary technology platform.
B6 is a rapidly growing company and 2020 was a significant growth year with the capital advisory team of Steven Sperandio, Dylan Kane, Matt Shatz, Lynn Marcello, Peter Cabrera and Nicole Schmidt. The average transaction size was approximately $9 million to $10 million with multifamily, office, retail, self-storage, and mixed-use property loans primarily in the greater New York area.
Among the financings B6 arranged include a $13.7-million refinancing of a multifamily portfolio in Brooklyn and Philadelphia, a $17.85-million refinancing of a two property multifamily portfolio in Manhattan, a $7.5-million refinancing of an office property in Manhattan, a $19.9-million refinancing of a self-storage facility on Staten Island, a $5.5-million retail refinancing in Greenwich, CT, and a $6.1-million refinancing of a multifamily property in Manhattan.
Two transactions in particular, 10 Charles St. and 35 Perry St. in Manhattan, were indicative of the year 2020. The transactions started pre-COVID and were disrupted by the pandemic when the lender elected to not move forward on the loans. The loans were a CMBS execution and B6 was able to procure the original loan proceeds amounts at lower interest rates and better terms during COVID versus a pre-pandemic proposal with another lender.

His tenure in B2B publishing stretches back into the print era, and he has served as Editor in Chief on four national trade publications.
Since 1999, Paul has volunteered as the newsletter editor of passenger rail advocacy groups (one national, one local).
