Richard Toelke is co-leader of the real estate practice at Morgan, Lewis & Bockius and represents developers, institutional property owners, pension fund advisers, REITs, lenders and other owners and operators of real estate in all aspects of transactional real estate practice.
He works on a wide variety of transactions both regionally and nationally, including acquisitions and dispositions of office, industrial, R&D, and multifamily properties; leasing transactions; financing arrangements; joint ventures and development projects.
Representative transactions include the following:
- Represents the Berkshire Group and CBRE Global Investors as lead real estate counsel on their acquisitions and financing of multifamily apartment complexes throughout the United States.
- Represented Keurig and Green Mountain Coffee Roasters in the negotiation of a build-to-suit headquarters campus lease comprised of three buildings of Class A office, research and development, and laboratory space totaling over 600,000 square-feet in Burlington, MA.
- Represented Berkeley Investments and a group of investors in the acquisition, financing, and redevelopment of the Waltham Watch Factory, a historic mill complex on the Charles River in Waltham, MA into a three-phase mixed use project consisting of Class A office, multifamily housing, and retail uses.
- Represented DLJ Real Estate Capital Partners in a joint venture with a development partner in the development of Starboard Place, a 54-unit residential condominium building in the Charlestown Navy Yard, developed on a long-term ground leasehold parcel owned by the Boston Redevelopment Authority.
- Represents Berkeley Investments in the acquisition, leasing, debt and equity financing and redevelopment of a portfolio of historic brick-and beam-warehouse buildings in the Fort Point Channel District neighborhood of the Seaport section of Boston into a mixed-use portfolio of office, condo, multifamily rental and restaurant assets.
