JLL’s Dommer Guides Office Tenants Through Complex Real Estate Decisions
In his seventh year in the business, Sam Dommer is a Senior Vice President in JLL’s Seattle/Bellevue office, specializing in office tenant representation across the Seattle/Puget Sound market. He advises companies on office leasing, renewals, and relocations, helping them evaluate space needs and identify properties based on cultural impact, employee engagement, cost, location, size, and lease flexibility.
A key part of Dommer’s role is negotiating lease agreements on behalf of tenants, including rent, concessions, tenant improvement allowances, and other contract terms. He also provides market intelligence on Seattle-area office trends such as vacancy rates, pricing, and new developments to support informed decision-making and timing. From initial strategy through lease execution, he manages the full transaction process while coordinating with internal JLL teams including research, capital markets, and project management. Overall, he acts as a strategic advisor and negotiator, guiding businesses through complex real estate decisions to optimize costs, flexibility, and operational efficiency in their office footprint.
He has been involved in sourcing and executing several notable office transactions, including deals with Stackline, MacDonald Miller, Pacifica Law Group, Zenoti, Christianson O’Connor, TCL, and BDO. These assignments reflect his focus on mid- to large-scale leasing activity in the Seattle/Puget Sound market, with transactions exceeding 20,000 square feet.
He started his career in commercial real estate in October 2019, just as the market was about to enter one of its most disruptive periods. Within his first six months, COVID hit, offices shut down across major cities, and the entire return-to-office landscape became uncertain almost overnight. Despite these headwinds, he persisted through a period when many firms and professionals struggled. As the market gradually stabilized and return-to-office dynamics evolved, he was able to build relationships, gain traction, and ultimately grow a meaningful book of business in a highly disrupted cycle.
