StackSource Senior Managing Director Beth Mercante and Senior Director Zach Wagner orchestrated a series of notable transactions in 2022 that made a lasting impact on several real estate markets.

One of these was the historic Jefferson Arms Building in St. Louis, MO. This project was financed with several different funding sources including senior debt, C-PACE, Tax Increment Financing, debt against historic tax credits, and the purchase of state historic tax credits. The redevelopment project aims to provide 235 units of rental housing, retail, and a 225-key boutique hotel for downtown St. Louis while preserving the historic character of the building and redeveloping to modern sustainability standards.

Another notable project was the development of a mixed-use property in Alexandria, MN, at the county’s busiest intersection. The project will provide professional/retail space, upscale 55+ apartments, and underground parking for the city. Mercante and Wagner played a role in securing $32.5 million of the total $37-million project costs, which includes $21.5 million in senior debt, $6 million in preferred equity, and $5 million in C-PACE financing.
