Most notable 2021 transaction involved the refinance of Longhorn in Fort Worth

Daniel Hartnett is Senior Managing Director with Greysteel’s Southeast Region, and he leads the National Capital Markets Practice with a focus on the Central and Southwest United States. Fisher Wells is the Managing Director of the Capital Markets Team in the Dallas office, specializing in structured debt, mezzanine and joint venture equity placement for multifamily properties in Texas. He closed more than $1 billion in 2021, receiving the Texas Real Estate Business Groundbreaker award for the year. 

The team’s most notable 2021 transaction involved the refinance of Longhorn, a 240-unit multifamily property in Fort Worth, in which Wells and Hartnett secured a loan on behalf of a prominent local developer. Leverage sat around 50% LTV with pricing 155 basis points over LIBOR. The capital structure enabled the buyer to substantially increase his capital improvements plans over and above what was originally budgeted.
