Berkadia Affordable Housing

In 2023, Berkadia Affordable Housing was ranked the #1 overall GSE and HUD Affordable Housing Lender. Notable transactions in 2023 include 52 at Park, an Affordable Housing community in Orlando for which Berkadia provided $118.5 million in financing including a $73.5-million construction loan, as well as $45 million in Low-Income Housing Tax Credit equity on behalf of the borrower, Lincoln Avenue Communities.

Berkadia assisted Jonathan Rose Companies in securing a rate-locked, $68.5-million Affordable Housing Preservation loan for The Grove in Sam Jose, CA. As part of the closing, Berkadia and Jonathan Rose Companies were able to lock income and rent restrictions on all 331 units at 80% of the area’s median income. The terms also restrict annual rent increases to 3%. The Grove was recognized with the 2024 CoStar Impact Award. 

Berkadia was recognized by Freddie Mac as the:

Berkadia was recognized by Fannie Mae as the: 

• #1 Multifamily Affordable Housing Lender 

In addition to the platform’s overall success in 2023, senior managing director Tim Leonhard was recognized as the #1 Fannie Mae Multifamily Housing Originator and senior managing director Matthew Napoleon, Senior Managing Director was recognized as the #5 Fannie Mae Multifamily Housing Originator.  

HUD published data through year-end 2023 and Berkadia was the #1 New Construction Lender and #1 Multifamily Affordable Lender.
