OpenAI Expanding Footprint in Downtown Bellevue

Artificial intelligence research organization OpenAI is expanding its footprint in downtown Bellevue, Washington.

The tech company has added 223,000 square feet of office space at Bellevue’s City Center Plaza, reported the Puget Sound Business Journal. Much of the new space was formerly leased by Microsoft. CBRE represents the buildinglocated at 555 110th Ave. NE.

OpenAI’s total occupancy will grow to more than 272,000 square feet with the additional space, as the company is set to occupy an additional ten floors. OpenAI previously occupied two floors in the building. San Francisco-based OpenAI, which arrived in Bellevue in 2024, currently employs more than 300 people in the Seattle area.

The new lease is one of the largest artificial intelligence company leases in the region. Situated in Bellevue’s CBD, the 583,179-square feet City Center Plaza is immediately adjacent to light rail and metro transit hub.
