The Ranch

Gilbert Greenlights Massive Development

The City of Gilbert has okayed all entitlements for The Ranch, a landmark $1 billion mixed-use development.

Led by development partners IndiCap, Colmena Group, and Langley Properties, The Ranch covers 295 acres along Power Road between Warner and Elliot Road. The project will include industrial, residential, and commercial elements in the Morrison Ranch neighborhood.

Upon full buildout, The Ranch will include 3 million square feet of light industrial across 221 acres, offering flexible logistics and warehouse solutions, 34 acres of retail, including full-service restaurants and QSRs with drive-thrus, grocery, automotive and neighborhood services, and 729 multi-family residential units in three distinct communities.

Phase 1, set to break ground in the fourth quarter of this year, will include Harvest Village and Corner Springs, lifestyle retail centers that will ultimately include retail, restaurant, and office space.
