Colliers Unveils Plans from Developer to Transform Former Bank Property in PA

Colliers has announced the redevelopment of the historic 14,000-square-foot Wells Fargo bank building at 46-52 West Broad Street in downtown Bethlehem, Pennsylvania, led by Rocco Ayavoz.

A Colliers team of Senior Vice President Derek Zerfass and Vice President Seth Lacey facilitated the sale of the former Wells Fargo building to 46-52 West Broad Street LLC earlier this year. Built in 1925 for the Lehigh Valley National Bank, the property has stood as a landmark of Bethlehem’s downtown for nearly a century

Throughout its history, the building has housed several financial institutions, from First National Bank & Trust Co. of Bethlehem and Bethlehem Trust Company during the Depression, to Union Bank in the 1950s, Lehigh Valley Bank in the 1980s, and most recently, Wells Fargo.

The project is being led by Rocco Ayavoz, who recently completed the redevelopment of the Dream Boyd Theatre. Plans for the redevelopment of 46–52 Broad Street will begin in early 2026, and the property is currently seeking tenants.
