ASC Expansion Reinforces Aerospace Presence in Santa Clarita Valley

Aerospace equipment manufacturer ASC Process Systems has expanded its Santa Clarita Valley presence with a full-building lease for 80,317 square feet at Westcore’s 8144 Witherspoon Pkwy. in Valencia. The lease brings ASC’s manufacturing space in the Santa Clarita Valley to more than 300,000 square feet across four facilities and reinforces the growing presence of aerospace-related users in the submarket.

Colliers EVPs Matt Dierckman, David Hardin, and Greg Geraci, along with SVP Billy Walk and senior associate Kevin Carroll, represented both Westcore and ASC. “Following a period of slower new leasing activity, this transaction is a positive indicator that tenants are beginning to move forward with strategic growth decisions,” said Dierckman. “We’re seeing increased engagement from aerospace and advanced manufacturing users in particular, and this deal reflects confidence in the Santa Clarita Valley as a long-term operational location.”

Industrial leasing in the Valley has largely skewed toward renewals over the past several quarters, according to Colliers. As conditions begin to stabilize, the new ASC lease underscores the market’s underlying fundamentals and the ability of well-positioned, high-quality assets to capture new tenant demand.
