AREA to convert industrial to Mixed-use. commercial in San Antonio

AREA Real Estate Gets OK for $42M San Antonio Rental Community/Retail

AREA Real Estate is keeping busy in San Antonio. Just yesterday, we reported on an AREA sponsored downtown mixed-use project that merges apartments, five restaurants and offices into one $100 million project. The company took over an industrial building and converted it. And today, A recent zoning change should allow San Antonio developer AREA Real Estate to build a $42 million, 245,000 square foot apartment project on another rundown industrial site at 410 Probandt St.

The location is just across the railroad tracks from the Lone Star Brewery complex. Going from industrial to commercial is a welcome change for local county commissioner John Bustamante, “I think this has the chance to change the tenor of development, hopefully change the speed of some development to get these heavy industrial uses — frankly — out of my neighborhood,” Bustamante said.

The project would allow 214 multifamily units along with retail space. Construction is planned to kick off in late spring. Dallas-based Humphreys & Partners have been hired as the architect.
