Amazon-Leased Office Tower in Bellevue Listed for Sale

An office building in downtown Bellevue leased by Amazon has been officially listed for sale.

Located at 85 106th Avenue, the 364,868-square-foot Tower 1 at West Main is being marketed for an undisclosed price. Its assessed value is $140.89 million, reported the Puget Sound Business Journal. The property is being represented by Newmark.

Tower 1 is part of the roughly 1.03-million-square-foot, three-building office and retail project West Main, developed by Vulcan Real Estate, which includes two 17-story towers and one 16-story tower, as well as 34,000 square feet of ground-level retail space.

The building is fully leased to Amazon as a hub for Amazon Web Services operations. West Main is part of Amazon’s long-term real estate plan in Bellevue, where it hopes to expand to 25,000 employees in the coming years. The retail giant let its lease at the Metropolitan Park North building expire last year as part of its move to focus on employee growth in Bellevue.
