Phase II of manufactured home community, Casa de Campo to get started in Brookshire

Affordability Driving Heightened Interest in Texas Manufactured Home Communities

A lot has been reported about the increase in manufactured home communities as a response to a lack of affordable housing, particularly in Texas and Arizona. Excel Commercial Real Estate plans to start soon on construction on the second phase of a mobile home park north of Brookshire in Waller County. The first phase sold out. Excel broke ground on the first phase in October 2020. It currently has 72 fully-occupied homes.

Construction on phase 2, Casa de Campo, will begin within the next 30 days. It will add another 133 manufactured homes for a total of 205 on the 36-acre property. A later phase is planned to add a pool and clubhouse.

The two- to four-bedroom, two-bathroom homes range from 1,024 to 1,568 square feet and cost between $75,000 and $120,000. While residents own their homes, they pay rent on the lot their house sits on, which is $500 to $700. The median price for a Houston home is $320,000. The average price for rent is $1,250.
