700-unit Rockrose Ranch starts selling manufactured homes, lots in Lake Conroe

Manufactured Housing Trend Hits Lake Conroe

Manufactured home communities have become more popular recently, with rising single-family home prices and mortgage interest rates pricing out many first-time homebuyers. Customers buy the structures and rent the space it’s on, often at a lower combined monthly payment than a standard house payment.

Phoenix-based Inspire Communities has developed Rockrose Ranch at Lake Conroe, a 170-acre community. Amenities will be tailored for the 55 and over crowd, and different options will be available for all ages. Both include a pool, picnic area, dog park and the lake.

The active-adult homes will be rentals from manufacturers Clayton Homes, Champion Homes, Palm Harbor Homes and Oak Creek Homes, while those manufacturers’ dealers sell homes directly to buyers in the all-ages section.

The two- and three-bedroom, two-bathroom homes range from 880 to 1,848 square feet and have front porches, vaulted ceilings and open-concept living areas. They are priced between about $130,000 and $230,000. A nearby similar project has monthly fees in the $650 a month range.
