$174M Sale Closes for 783K-SF Frederickson Industrial Facility

Cushman & Wakefield has arranged the sale of a 782,775 square-foot industrial facility located in Frederickson, Washington.

The property is fully leased to Harbor Freight Tools and has an average weighted lease term of 8.8 years, making it a core investment opportunity in the Seattle-Tacoma industrial market. The Cushman & Wakefield team of Bryce Aberg, Jeff Chiate, Matthew Leupold, Charlie Jacobs and Jeffrey Cole represented the seller in the transaction. The property was acquired by an institutional industrial investor.

“This transaction shines a light on the continued demand for institutional-quality logistics assets in core Pacific Northwest locations,” said Aberg. “The disposition of Fred 310 Harbor Freight demonstrates the ongoing flight to quality, driving the greater Pacific Northwest industrial markets.”

The property comprises a single industrial building featuring modern warehouse and distribution specifications. Designed for large-scale logistics operations, the building includes high clear heights, ample dock-high loading positions and expansive truck courts. FRED310 Industrial Park was developed by Panattoni and Crow Holdings Capital.
