Vice chairmen Purvesh Gosalia, Tip Strickland and David Schwarz co-lead a highly successful multifamily debt and structured finance team based in Houston that has closed more than $23 billion over the past 17 years, representing well over 100 clients. The team works to structure debt and equity transactions across the country, partnering with a wide array of lenders including the GSEs, Fannie Mae and Freddie Mac, as well as each major life insurance company and bridge lender in the industry. The team strives to close deals with each capital source and have completed a diverse array of equity sourcing over the past year on all major property types for developments, acquisitions, refinances and portfolio recapitalizations. Uniquely, they’ve completed a significant amount of structured business and deals at zero percent occupied, non-stabilized or in lease-up.
Newmark’s Houston Capital Markets team consists of seasoned mortgage bankers that have each been procuring capital for commercial real estate for a collective 51 years. Gosalia, Strickland and Schwarz collectively originated or facilitated the placement of more than $1.4 billion of debt in the 2023 calendar year. The originations volume comprised of 30 acquisitions, 12 refinances and 2 supplementals for a total of 44 transactions with 15 distinct capital providers (including debt funds, Freddie Mac, Fannie Mae, life companies and banks) and 29 borrowers in seven states. Notable transactions include Lonestar Portfolio, a nearly $82-million loan for a three multifamily property portfolio; Spectrum South End, a $68-million loan for a multifamily property in Charlotte, NC; and CMBC portfolio, a $218-million PFC loan for an eight-property multifamily portfolio.
